Buying property off the plan can be a great way to expand your investment property portfolio while maintaining a better cash-flow.

From determining your borrowing capacity, to ensuring that your finances allow you to settle comfortably on completion, the time we spend with you allows us - and you as the buyer - to take an informed and well planned approach from beginning to end.

 

Sourcing the right property.

 

It's crucial you find the right off-the-plan property to invest in. You may need a property with a longer completion date to accommodate your savings and cash-flow. Alternatively, tax considerations could mean a property nearer completion would suit your financial position better. We'll help you with this and also make sure the property type, and its location, are a good fit from an investment point of view.

 

Arranging your deposit

 

All that's necessary to secure your property at today's price is your deposit – typically 10% of the purchase price. Remember, you won't need to secure finance until the property is complete.

 

If you don't have a deposit we can help you arrange one. We can also provide budget and serviceability forecasts - and have one of our independent financial advisers review your plan if required.


Independent legal and financial advice

 

During the purchase process you may want or need to seek legal or financial advice. Super Finance employs experienced independent financial advisers if you need help with your financial strategy.

 

If you don't already have a preferred legal professional, we can refer you to one of our associates experienced in off-the-plan property matters.

 

Our legal associates are completely independent from Super Finance. We use them as trusted and experienced professionals who can help our clients make informed choices, and we receive no financial benefit by referring you to them.

 

Ongoing support during construction phase

 

Generally with off-the-plan properties there will be between 18 months and 3 years from exchange of contracts until your property is complete and ready to settle. During this time we keep in touch with budgeting and planning advice that helps you make the most of your financial position during this construction phase.

 

Finance for settlement

 

When your property is complete, we can arrange the finance necessary to settle your purchase.
